Who we are, and why you heard from us
A private Texas firm that helps former owners and heirs claim money left over after a foreclosure or tax sale.
Why you got a letter
You’re probably here because we contacted you
A letter or a text about your old property, from a company you have never heard of, deserves suspicion. Here is exactly how we found you.
When a property sells at foreclosure or tax sale for more than what was owed, the sale and the money left over become part of the public record. We read those records. When we find surplus funds being held, we look up who owned the property when it sold, and we try to reach them or their heirs.
Nothing came from a credit bureau, a bank, a government agency, or a purchased list. When we contact you, we’ll tell you exactly which property and which sale we’re calling about, and where in the public record we found it, so you can check it yourself.
Plainly stated
Who we are, and who we are not
What we do
- Identify surplus funds held after a foreclosure or tax sale
- Verify from the public county record who is entitled to them
- Locate and assemble the documentation a claim requires — deed history, tax records, probate and heirship paperwork
- Engage a licensed attorney to file and argue the claim
- Track the filing deadline
- Follow the case through to disbursement
What we are not
- Not a law firm. We coordinate with a licensed attorney; we do not practice law.
- Not a government agency, and not affiliated with any county, court, or lender.
- Not a buyer. We do not purchase your property, your claim, or your interest in it.
- Not taking title to anything you own.
- Not a custodian of your money in the sense of keeping it. Under the agreement the recovery is received by us first. We notify you, send you a copy of the check, and give you a written accounting of costs and fees. You then confirm in writing how the payment should be made out and where it goes.
The attorney
Who files your claim
A claim for surplus funds is legal work, and we do not practice law. A licensed attorney files and argues it.
We select and retain counsel, and we advance the fee. It is reimbursed out of the amount recovered, before our percentage is calculated, and if the claim fails we absorb it. Under the agreement, counsel on the claim is chosen by us, not by you.
Undistributed Refund Experts is not a law firm and does not provide legal advice. We identify surplus funds in the public record, assemble the documentation a claim requires, and coordinate the claim. Legal advice and legal filings in your matter are provided by a licensed attorney that Undistributed Refund Experts selects and retains. We advance that attorney’s fee, and it is reimbursed out of any amount recovered before our percentage is calculated. The attorney’s professional duties of confidentiality, loyalty and independent judgment run to you, and we do not direct the attorney’s handling of your matter. Nothing on this website creates an attorney-client relationship.
Don’t take our word for it
How to check us
Call the number on this site
936-287-1001. Not a number on a letter you are unsure of. Ask which property and which sale we are calling about.
Ask the clerk
The county or district clerk can confirm the sale and whether surplus funds are being held from it. We encourage it.
Look us up
Undistributed Refund Experts is a private firm registered in Texas. You can check the registration with the Texas Secretary of State.
Know what we never ask
We will not ask for a wire to a personal account, a gift card, or your Social Security number before there is a signed agreement in place.
Read before you sign
Take the agreement home. Have someone you trust read it. We would rather you did.
