How it works

Four steps, from the first letter to the day the funds are released. What happens at each one, how long it takes, and what it costs you, which is nothing until there is a recovery.

Step 1

We contact you, or you contact us.

If a letter or text from us is how you found this page: we’ll tell you exactly which property and which sale we’re calling about, and where in the public record we found it. If you came here on your own, tell us the address and we’ll look.

Either way, you can check what we tell you. Sale results and the funds held after them are public records, and the county or district clerk will confirm them for you directly.

Step 2

Free case review.

We tell you what we found, what we think is recoverable, and what the deadline is. This costs nothing and puts you under no obligation. You will know your fee — the actual percentage, in writing — before you are asked to sign anything.

The written case review covers which sale, which fund, how much is being held, who we believe is entitled to it, and the deadline.

Step 3

You decide.

If you want us on it, you sign the fee agreement. If you don’t, that’s the end of it and you owe nothing. Take the agreement home and read it — we would rather you did.

Before you sign, read what signing actually commits you to, below. Those terms matter more than anything on this page.

Step 4

We file, and we follow it through.

The attorney files the claim. We track it, respond to the court, and stay on it until the funds are released. Typical timeline: 2 to 5 months.

We don’t close the file when the paperwork is filed. We close it when you’re paid.

What you receive

When you engage us, this is what you get

A written case review

Before you commit to anything — which sale, which fund, how much is being held, who we believe is entitled to it, and the deadline.

Record retrieval

We pull the deed history, tax records, sale documentation and, where a claim runs through an estate, the probate and heirship records.

A licensed attorney

Engaged to file and argue your claim. We select and retain counsel, and we advance the fee. The attorney’s duties of confidentiality, loyalty, and independent judgment run to you.

Filing and court costs advanced by us

Reimbursed from the recovery. Nothing is asked of you up front, and nothing is owed if the claim fails.

Deadline tracking

So nothing lapses while the file is with us.

One point of contact

And a status update at every stage.

Follow-through to disbursement

We don’t close the file when the paperwork is filed. We close it when you’re paid.

What it costs

Nothing unless we recover. Then costs off the top, and never more than 30% of what remains.

What signing actually commits you to

Four things in the agreement you should know before you sign, not after.

Not a law firm

Undistributed Refund Experts is not a law firm and does not provide legal advice. Legal advice and filings in your matter are provided by a licensed attorney that we select and retain. We advance that attorney’s fee, and it is reimbursed out of any amount recovered before our percentage is calculated. The attorney’s duties of confidentiality, loyalty and independent judgment run to you, and we do not direct the attorney’s handling of your matter.

  1. You’re appointing us as your exclusive agent on this claim.

While the agreement is in force, we are the only ones working the claim. You aren’t filing it yourself and you aren’t hiring anyone else to.

  2. If you do pursue the claim on your own after signing,

the agreement treats that as circumventing us, and the full percentage becomes payable immediately. We’d rather you understood that now than discovered it later.

  3. We select the attorney.

Under the agreement, counsel on the claim is chosen by us, not by you. The attorney’s duties still run to you — confidentiality, loyalty, independent judgment — and we don’t direct their handling of your matter.

  4. Two deadlines run against you after signing.

You have three business days to return documents we request, and three business days to confirm or object to the proposed distribution once funds arrive. If you don’t respond in that second window, the agreement lets distribution proceed without you. Both are short — tell us up front if travel, health, or anything else would make three days hard to meet.

When the money arrives

How you get paid

Under the agreement the recovery is received by us first. Here is exactly what happens next.

  1. We notify you

As soon as the funds are received.

  2. We send you a copy of the check

So you can see the amount released.

  3. We give you a written accounting

Of every cost and fee, in dollars.

  4. You confirm in writing

How the payment should be made out and where it goes. You have three business days to confirm or object.
